01 · The Industrial Difference

Industrial roofing isn't bigger commercial roofing — it's a different trade.

A 200,000 sqft manufacturing plant roof replacement isn't a scale-up of a 10,000 sqft retail TPO job. It's a coordinated shutdown-free construction project where every decision cascades into plant production, OSHA compliance, insurance liability, and regulatory audit risk. Most commercial roofers lack the crew scale, the safety infrastructure, and the project-management depth to deliver industrial jobs cleanly. For cold storage and food processing facilities, the operational bar is higher still — vapor barrier integrity, FSMA-compliant workflows, and USDA/FDA-audit-defensible documentation.

We focus on industrial specifically because the Southeast is in the middle of the largest industrial build-out since the 1970s. Automotive and EV battery plants (Toyota in NC, VinFast in Chatham County, Hyundai's Georgia Metaplant, BMW in SC), CHIPS Act semiconductor facilities across the Triangle, hyperscale data centers for AI infrastructure, pharmaceutical and biotech expansion at RTP (Eli Lilly, Novo Nordisk, Amgen), and e-commerce distribution centers for Amazon, Walmart, and regional 3PLs are all driving roofing demand to record levels. NC permit data shows industrial commercial roofing demand up 12% year-over-year in Q1 2026. That's the wave we build for.

Our crews carry OSHA 1910.28 fall-protection certifications, 1910.147 lockout/tagout procedures, USDA/FSIS clean-facility credentials, and bonded capacity to $5M single project. System specs cover 60-mil and 80-mil TPO as our default, EPDM single-ply for solar-integrated and shaded applications, standing seam metal for architectural commercial and hurricane zones, modified bitumen for heavy-traffic industrial, and silicone restoration coatings for life-extension on aging roofs. For commercial-scale jobs under 20,000 sqft we'll refer you to a residential-friendly contractor. For industrial work at scale across NRCA commercial standards, we're built for this.

We deliver this industrial capability across every major Southeast metro — see the metros index for the full coverage footprint. For Toyota Tier-1 supplier work in the Triad, BMW Tier-1 plants in Upstate SC, biotech and pharma facilities in RTP, hyperscale data centers in Atlanta data center alley, Boeing 787 aerospace Tier-1 in Charleston, HCA healthcare and Nissan/Ford supplier in Middle TN, post-Helene reroof in Asheville, and the full Charlotte commercial population in Mecklenburg and surrounding counties — each metro has its own permit environment, facility-spec discipline, and industrial anchors. Metro-specific pages document exactly how we work in each market.

02 · Industrial Verticals

Seven industrial categories we specialize in.

Each carries its own spec, timing, and regulatory pattern. We bring credentialed crews and the right materials manufacturer for each.

03 · Systems for Industrial Use

Which roofing system for which industrial application.

Every industrial roof has a right answer — and often a wrong one. Here's how we spec, by facility type.

TPO Fully-Adhered
$10–14/sqft
Best for:Cold storage, food processing, humidity-sensitive facilities
Why:Zero membrane penetrations preserve vapor barrier integrity
TPO Mechanically-Attached
$8–10/sqft
Best for:Manufacturing, distribution, warehouses, retail
Why:Faster install, lower cost, fits 95% of industrial low-slope applications
Standing Seam Metal
$16–28/sqft
Best for:Sloped industrial, agricultural processing, architectural commercial
Why:50+ year service life, wind-rated to 170+ mph, structural panel
EPDM Single-Ply
$7–11/sqft
Best for:Legacy buildings, non-reflective applications, owner preference
Why:Proven 40+ years, longest single-ply service life, tape or adhesive seams

04 · Industrial-Specific Questions

Frequently asked industrial roofing questions.

How do you coordinate a roof replacement without shutting down production?
We sequence installs in phased zones matching your production schedule. For a manufacturing plant running 3 shifts, we work weekend windows and maintain weather-tight coverage between phases. For food processing, we coordinate with plant engineering to avoid sanitation-sensitive areas. Every industrial bid includes a production-impact plan reviewed with the plant manager before contract signing. Downtime is typically zero for mechanically-attached TPO replacements; fully-adhered jobs require 2–4 hour per-section curing windows which we sequence around your operations.
What OSHA compliance is included in an industrial roof replacement?
Every crew is certified for OSHA 29 CFR 1910.28 fall protection (fall arrest above 4 feet) and 1910.147 lockout/tagout procedures during work near rooftop electrical. We pull permanent roof-anchor permits if the building lacks them, conduct daily crew briefings documented for your safety officer, and provide written safety plans for any industrial facility over 10,000 sqft. OSHA citations are a plant shutdown risk — our compliance is audited annually and records kept per NC DOI standards.
Do you handle insurance claims for industrial roof damage?
Yes. For storm, hail, or water damage claims on industrial facilities, we provide adjuster-ready documentation including drone imagery, moisture-probe testing, code-upgrade line-items (for NC's 2023 energy code update), and RCV/ACV depreciation worksheets. We coordinate with public adjusters if the building owner chooses that route. For facilities in FEMA-declared Helene disaster zones (WNC and western NC), we provide FEMA-assistance documentation at no added cost.
What's the typical timeline for an industrial roof replacement?
For a 100,000 sqft manufacturing plant with tear-off: 10–14 working days, sequenced across 6 zones. A 300,000 sqft distribution center: 18–25 working days. Cold storage 75,000 sqft: 10–12 days (fully-adhered cure time adds days). Food processing 50,000 sqft: 12–15 days with clean-room protocol. We deliver a phased Gantt schedule with each bid so plant engineering can plan.
Do you bond large commercial roofing projects?
For projects over $500K we provide performance and payment bonds through Travelers Surety. Our current bonding capacity is $5M single project / $15M aggregate. For projects under $500K or owner-preferred, we can provide Irrevocable Letter of Credit or Manufacturer-registered warranty in lieu of bonding. Manufacturer NDL (No Dollar Limit) warranty of up to 30 years available from Carlisle, Firestone, JM, or GAF depending on system.
What building types do you NOT service?
We focus strictly on commercial and industrial. We do not bid: single-family residential, condo/multifamily under 20,000 sqft, churches under 10,000 sqft, or residential-use ag buildings. Our crews are trade-specialized for industrial-scale flat and low-slope commercial roofing — we pass on residential work rather than deliver it below spec.
